Salboy have acquired the Castlefield site with plans to transform it into a boutique Manchester city-centre hotel.

New Boutique Hotel in Manchester to be delivered by Domis and Salboy

Manchester. 27th June 2022 – Salboy and Domis has acquired a new freehold site in Castlefield, Manchester with intentions to deliver the boutique hotel as per the planning permission on the site. This boutique hotel will be the third hotel in Salboy’s portfolio as the company continues to expand into the  commercial property space and the upscale hospitality market.

The freehold site is on 123-125 Liverpool Road between Woodlam Place & Old Medlock Street in the Castlefield area. Rich in history, this area became home to the world’s first steam-powered railway station in 1830 and the site was once home to the oldest railway hotel in the world. This iconic property provided a grand welcome to crowds of travellers as they stepped out of a railway station and visited Manchester for the first time. Obtaining this historic site, Salboy hopes to offer an equally grand, but modern take on the railway hotel that once stood there.

With an £12 million GDV, the development will benefit from being near an array of pubs, bars and restaurants as well as the Museum of Science of Industry. It is within walking distance of both Spinningfields and Deansgate, and in close proximity to The Factory cultural hub.

The site includes two vacant grade II listed buildings in need of refurbishment. Both of these 20th century properties are three-storeys with basements. When transformed the development will include 39 hotel rooms, a ground floor lobby and concierge area, a lounge bar, a restaurant and staff facilities.

Simon Ismail, Co-founder & MD of Salboy, commented:

“Our decision to acquire the Castlefield site with the intention to build a high quality boutique hotel chimes with our strategy to diversify our development pipeline with more much-need, first class commercial schemes.

“Manchester continues to demonstrate its position as one of the UK’s top destinations for tourism and culture. Hotel occupancy rates are high and the city is bustling with a growing local population and visitors all looking for great places to spend time, live and do business.”

Information on the construction schedule and hotel management plans will be released in the coming months.
